OK, so we have been desperately hoping to move back to Philly (PA) from NJ this summer...this state has the highest property taxes in the nation, and they usually go up several hundred each year. We wanted to go home to Philly anyway.
So, our NJ house needs cosmetic work and we have little time to do it. I was getting really desperate. I also didnt know if we'g get enough to buy a house like we wanted in Philly.
After looking at many houses in the area we want, we finally found one we love, via the Internet! As it turns out, the woman is a friend of my sister's (!) and the house is in literal move in condition...its beautiful!! Its got everything we want, and nothing we don't want.
However, I panicked a few days ago because my real estate agent for here in NJ said she is certain we will get from 200K to 220K for our house. The house we want from my sister's friend is (was) 225K! I prayed, "Oh G-d if only she'd knock about 5K off the price, I'd feel better about this!" (I didnt want to ask her to knock anything off, because I knew from the agent that she'd already come down from 260K...she is in a panic because she MUST find a buyer in the next few months or she'd be stuck due to the house she is having built.).
Well....tonight she called me to say she spoke to her agent and said she really wants US to have the house, so much so she told her agent she is going to knock some off the price to make sure we go for it. Guess how much she decided to knock off? That's right: 5K! Weird!!!!
She used an online agency to advertise the house for her and they made her pay 5K upfront (I found out)...and the only potential buyer they got her was me.
If her agent finds her a buyer, she has to pay the agent 6%, PLUS she does NOT get back the 5K the online company made her pay. So she saves money if I buy the house, too! I save and so does she.
It gets weirder...the house is in EXACTLY the area we wanted to live in...not only the right section of Philly, but the right neighborhood! To top it off, we were supposed to go see her and the house again tommorrow, but due to the snowstorm we have to postpone till next Sunday. It so happens, next Sunday we were supposed to be in that area anyway for another reason, so we don't need to make a special trip. What's more, my husband's job is only 5 mins from that neighborhood!

PS: Its even weirder...she needs to make settlement in June due to a house they are having built that they need to pay for...and June is the earliest WE can move too! Even the timing is right! I just have to arrange for the home inspector to check the hs out, and we're all set!
